Ion Ionescu de la Brad | Boutique Aparthotel

Bucharest, Northern Area

Works starting 2026

Located in the northern area of the Capital – a pole of urban luxury, with a dynamic perfectly aligned with the premium hospitality function – the project responds to the vision of a developer who imposed a high architectural standard, emphasizing the quality of details and technical solutions.

The building develops over an intimate height regime, at a human scale (B+GF+1), harmoniously integrating into the valuable urban fabric of the area. On a generous plot of 2744 sqm, the construction occupies a footprint of 1366 sqm, leaving space for a natural breathing of the architecture. Functionally, the ground floor opens to the street through a welcoming cafe, while the rest of the surface is dedicated to the 27 boutique apartments. The basement efficiently resolves the technical needs and the car parking, thus freeing up the space at the pedestrian level.

Keeping the studio's philosophy for a "warm modernity", the aesthetics of the facade rely on honest textures and a refined play of materials. The ventilated facade creates a strong visual dialogue between the exposed brick and the natural stone, perforated by ample glazed surfaces with aluminum joinery and triple glazing. A distinctive detail is the treatment of the balustrades, where the transparency of the glass alternates with the Corten steel fretwork, adding depth and a sculptural character to the facade.

Beyond aesthetics, the building was designed as a responsible response to current challenges, complying with the NZEB (Nearly Zero Energy Building) standard. The integration of heat pumps and photovoltaic panels ensures superior energy efficiency, demonstrating that luxury and comfort can perfectly coexist with sustainability.
